Beyond the normal insurance requirements and project experience levels, ensure there is a sound financial vetting of all key subcontractors. Your general contractor should sort the trade contractors’ proposals applying the normal scope leveling and pricing criteria. Go one step further and lay down their Contractor Score next to all that. Varying prices come down to that contractors experience, the quality of their work (and the products they use), and even the size of the company. A larger firm with dozens of employees and clients will often charge more. Likewise, some contractors may take shortcuts and/or use lesser quality products which can make their bid lower. Knowing what questions to ask a contractor is a key first step to helping reduce the chances of having problems with your contractor down the road. If you do enough vetting and truly find someone you like I always say stick with them, pay them quickly on the agreed upon price and do not try to nickel and dime them to death. To enable Contractors to be assigned to properties you will need to move them to ‘Vetted – Active’. To do this, log in as the Contractor from the ‘Contractor Staff’ tab.
